Well, I've written that I've been in the Five Flagons Inn many times prior to doing the RoT quests. And I've stated my conclusion in the EDIT part of my post.
It's really strange but for some reason RoT areas can't access area files in original bifs while vanilla BG2 can't access them in override. Don't know how to solve that without a new installation...
